These Terms & Conditions apply to the use of HolidayLetsWales.co.uk and to accommodation listings and advertising purchased or submitted for publication on Holiday Lets Wales.
By using this website, submitting a property or business for advertising, or making payment for a listing, you agree to these Terms & Conditions. If you do not agree, please do not use the website or purchase advertising.
1. About Holiday Lets Wales
Holiday Lets Wales is an independent accommodation advertising, information and travel website.
We provide property owners and accommodation providers with advertising space and provide visitors with information and links to accommodation providers and other third-party websites.
Holiday Lets Wales is not a letting agent, travel agent, booking platform or property management company and does not normally take or administer guest bookings.
2. Accommodation Listings
A Standard Holiday Lets Wales listing may include a property listing card, an individual property page, photographs, description, location information, facilities and links to the advertiser's own website, booking page or other agreed enquiry route.
The exact positioning of listings within Holiday Lets Wales is determined by us according to the location, property type, website structure and relevance of the accommodation.
3. Introductory £30 Listing Offer
The introductory £30 Standard Listing offer is available to the first 30 properties accepted by Holiday Lets Wales under that promotion.
The £30 payment provides one accepted Standard property listing for 12 months from the date on which the listing is published.
Once the introductory allocation has been filled, the normal Standard Listing price or any subsequently advertised price will apply.
Submission or payment alone does not guarantee acceptance of a property. All listings remain subject to review.
4. Payment
The full advertised price must be received before a paid listing is published.
A partial payment, altered payment or payment for less than the stated price does not purchase a listing. We may request payment of the outstanding balance before providing the advertising service.
Payments made through PayPal are processed by PayPal. Holiday Lets Wales does not receive or store customers' PayPal passwords or payment-card details.
Unless expressly stated otherwise, annual listings do not automatically renew. Renewal will be offered separately at the price applicable at that time.
5. Authority to Advertise a Property
By submitting accommodation to Holiday Lets Wales, the advertiser confirms that they:
- own the accommodation being advertised; or
- are authorised to advertise it; or
- have the permission of the property owner to arrange advertising on their behalf.
An advertiser must not knowingly submit accommodation belonging to another person or business without appropriate authority.
6. Fraudulent, False or Unauthorised Listings
Holiday Lets Wales relies upon information supplied by advertisers and does not independently verify the legal ownership of every property submitted.
We are not responsible for false, fraudulent, misleading or unauthorised information supplied to us by an advertiser or other third party.
We may refuse, suspend, investigate or remove a listing where we reasonably believe that:
- the advertiser is not authorised to advertise the property;
- the property does not exist or has been misrepresented;
- the listing impersonates another owner, property or business;
- photographs or information appear to have been used without permission;
- the listing appears fraudulent or intended to mislead visitors;
- the accommodation is not genuine visitor accommodation in Wales; or
- continued publication could expose visitors or Holiday Lets Wales to fraud, harm or legal risk.
Where a listing is removed because the advertiser supplied deliberately false, fraudulent, misleading or unauthorised information, a refund will not normally be provided to the extent permitted by law.
7. Photographs, Descriptions & Other Content
Advertisers are responsible for all photographs, logos, descriptions, videos and other material they supply to Holiday Lets Wales.
By supplying content for publication, the advertiser confirms that they own that material, have an appropriate licence to use it, or otherwise have permission to provide it to Holiday Lets Wales for advertising purposes.
The advertiser grants Holiday Lets Wales permission to reproduce, resize, crop, format and display supplied content as reasonably necessary to create and promote the listing.
Holiday Lets Wales is not responsible for copyright, trademark or other intellectual-property disputes resulting from material supplied by an advertiser who did not have permission to use it.
8. Accuracy of Listing Information
Advertisers are responsible for ensuring that information supplied for their listing is accurate, lawful and not misleading.
This includes, where applicable:
- property location;
- facilities and amenities;
- occupancy information;
- photographs;
- website and booking links;
- prices and offers;
- availability information; and
- any licences, registrations, permissions or legal requirements applying to their accommodation.
Advertisers should inform us if important information changes so that reasonable corrections can be made.
9. Review & Acceptance of Listings
Holiday Lets Wales reserves the right to review accommodation before publication.
We may decline a listing where, for example, the property cannot reasonably be verified, appears unsuitable for the website, contains misleading or unlawful material, falls outside the scope of Holiday Lets Wales or raises genuine concerns about legitimacy or safety.
Where we decline an otherwise genuine submission before providing the advertising service, any refund due will be dealt with fairly and in accordance with applicable law.
10. Listing Period
Unless otherwise stated, the advertised listing period begins when the accepted property listing is first published on Holiday Lets Wales.
Delays caused by the advertiser failing to provide photographs, information or other materials required to complete the listing do not require us to publish an incomplete listing.
11. Featured Listings
Featured Listings may receive enhanced presentation or priority placement within suitable areas of Holiday Lets Wales.
Featured status does not guarantee a particular position on every page, any search-engine ranking, a minimum number of visitors, enquiries or bookings.
12. No Guarantee of Traffic, Enquiries or Bookings
Holiday Lets Wales provides advertising and property discovery.
We do not guarantee:
- a particular number of website visitors;
- a particular number of enquiries;
- any bookings or revenue;
- specific Google or other search-engine rankings; or
- continued visibility in any particular search result.
13. Bookings & Guest Transactions
Where a visitor follows a link from Holiday Lets Wales to contact or book accommodation, any booking is made directly with the relevant accommodation provider or its chosen booking service.
Holiday Lets Wales is not a party to that booking contract unless explicitly stated otherwise.
The accommodation provider remains responsible for matters including:
- availability;
- pricing;
- deposits and payments;
- cancellations and refunds;
- property condition;
- guest communication;
- booking terms; and
- compliance with laws applying to the accommodation business.
14. Guest Responsibility
Visitors should satisfy themselves that accommodation, prices, availability and booking terms are suitable before making a reservation or payment.
Where appropriate, visitors should make payments only through legitimate payment methods supplied by the accommodation provider or recognised booking platform.
15. Reporting a Suspicious Listing
If you believe that a property appearing on Holiday Lets Wales is fraudulent, unauthorised, misleading or using photographs or information without permission, please contact us as soon as possible.
We may temporarily suspend a listing while reasonable enquiries are made.
16. Business & Owner-Service Advertising
Holiday Lets Wales may also accept advertising from businesses providing products or services to holiday-let owners.
Business advertisers are responsible for the accuracy of their own claims, qualifications, services, prices and contact information.
Inclusion within Holiday Lets Wales does not constitute a guarantee or endorsement of a business, contractor, professional adviser or service provider.
17. External Links
Holiday Lets Wales contains links to accommodation providers, booking systems, social-media pages, businesses and other external websites.
We do not control third-party websites and are not responsible for their availability, content, security, pricing, privacy practices or subsequent changes.
18. Website Information & Editorial Content
Destination guides, owner information, regulatory articles and other editorial content are provided for general information purposes.
We make reasonable efforts to keep information useful and accurate but laws, regulations, prices, local policies and other information can change.
Users should obtain appropriate professional or official advice where a decision has legal, financial, tax, safety or regulatory consequences.
19. Removal or Suspension of Advertising
We may suspend or remove advertising where there is a reasonable basis to believe that the advertiser has breached these terms, supplied materially misleading information, infringed another person's rights, engaged in fraud or misuse, or created a genuine risk to visitors or Holiday Lets Wales.
Where practical and appropriate, we may contact the advertiser to request clarification or correction before permanent removal.
20. Refunds
Refunds will depend on the circumstances and any statutory rights that apply.
Where Holiday Lets Wales declines an otherwise genuine property before the advertising service has been provided, an appropriate refund will normally be made.
A refund will not normally be provided where a listing has been refused or removed because the advertiser knowingly supplied fraudulent, materially misleading, infringing or unauthorised information, subject always to rights and liabilities which cannot lawfully be excluded.
21. Limitation of Liability
To the extent permitted by law, Holiday Lets Wales is not responsible for losses arising from arrangements, bookings, payments, disputes or contracts entered into directly between visitors and third-party accommodation providers, advertisers or external websites.
Nothing in these terms excludes or limits liability where it would be unlawful to do so.
22. Misuse of the Website
You must not use Holiday Lets Wales to submit fraudulent information, impersonate another person or business, advertise property without authority, distribute malicious material, interfere with the operation of the website or otherwise use the service unlawfully.
23. Changes to Listings
Reasonable updates to an active listing may be requested during the listing period. Significant redesigns, replacement of the advertised property or substantial additional work may be treated as a new advertising request.
24. Changes to These Terms
We may update these Terms & Conditions where reasonably necessary, including to reflect changes to the website, advertising services or applicable law.
The current version published on Holiday Lets Wales will apply to subsequent use of the website and new purchases.

26. Your Statutory Rights
